Tenants

Although our website is updated during the course of each day, we would always recommend that you register for our automated email updates or keep in regular telephone contact with our office for details of our new instructions. We understand that renting a new home can sometimes be a difficult and stressful experience. We aim to make the process as easy as possible for all concerned and are happy to discuss any concerns that may arise. When you have chosen your new home, our experienced staff will help guide you through the legal documentation to ensure that the transaction proceeds smoothly and speedily to completion.
Referencing
All tenants would be required to pay a reference fee. This would also hold the property for you during referencing process and is a non refundable payment. Depending on the type of referencing that is being undertaken, forms can be collected from our office, e-mailed to you or completed online. Although payment can be made by cash or cheque, we do accept major debit & credit cards.
Identification & Proof of Residency
All tenants must show proof of address. Only the following forms of identification are accepted:
Utility bill (less than 3 months old)
Full driving license
Council tax bill (less than 3 months old)
Mobile phone bill (less than 3 months old)
Tenancy Agreements & Bills
Most properties are available for 6 - 12 month terms at a time. The rents stated are exclusive of council tax and utility charges unless stated otherwise.
First Months Rent & Deposit
On behalf of the landlord we must be in receipt of cleared funds of the first months rent in advance and dilapidation deposit prior to moving in date. In most cases the deposit required would represent one & half months rent. On any property managed by Park Estates, the deposit will be held in our bonded client account and at the same time registered with the Tenancy Deposit Scheme (TDS). If the landlord is managing the property then they will have to register and lodge the deposit in one of the Government's Authorised Deposit Schemes. The deposit will only be released with the landlords consent and after the inventory 'check-out' has been completed.
